The Vision

A city designed as one continuous idea.

The Stellar City is a proposed master-planned community that treats a city as a single, coherent design problem — where homes, workplaces, parks, and infrastructure are conceived together rather than assembled by accident.

The concept combines residential neighborhoods with business and innovation districts, continuous green space, and smart transportation — supported by sustainable infrastructure planned from the first drawing, not retrofitted later.

Daily life would run on familiar US dollar payments, while the Stellar blockchain is being explored as an additional layer for transparent records, tokenized real-estate concepts, and fast, low-cost payments.

Portrait of Donald Bren

Donald Bren, Chairman of the Board of Irvine Company, has been deeply involved in California real estate as a master planner and a master builder for over 50 years. Born in Los Angeles, California, Bren earned a degree in economics and business administration from the University of Washington. Following his education, he served three years as an officer in the U.S. Marine Corps. Bren joined the Mission Viejo Company in 1963 as president, initiating the master planning and master building of the 11,000-acre new community of Mission Viejo, California. In 1967, Bren sold his interest in the Mission Viejo Company to expand his activities in new master-planned communities within Southern California including Westlake Village and Newhall Ranch, and Foster City in the San Francisco Bay Area. In 1977, Bren became a member of the investment group that purchased Irvine Company from the Irvine Foundation. Bren was elected Chairman of the Board in 1983 and later became the principal shareholder.

The Founder

Donald Bren

Founder & Chairman · 94

The project story describes a founder with more than six decades of experience in master-planned community development in Irvine, California — work that helped shape one of America's most studied planned cities.

After a lifetime spent watching Irvine grow from ranch land into a city of hundreds of thousands, the founder proposes to apply those lessons — long-horizon planning, patient capital, and design discipline — to a new city for the next century.

"I have spent my life learning what makes a city work. The Stellar City is a proposal to apply everything we have learned — carefully, patiently, and in the open."

Cities are not built in years. They are built in generations.

The City

Four ways to live one city.

The master-plan concept organizes daily life into connected districts — each with its own character, all within reach of green space.

Residential districts
01

Residential districts

Neighborhoods planned around walkable streets, schools, and shared courtyards — from family homes to modern apartments.

Business & innovation
02

Business & innovation

A commercial core designed for companies of every size, with space reserved for research, startups, and advanced industry.

Green infrastructure
03

Green infrastructure

Continuous parkland, shaded corridors, and water-conscious landscaping woven through every district — not appended to the edge.

Culture & community
04

Culture & community

Civic spaces, galleries, markets, and gathering places intended to give the city a life beyond its buildings.

The Network

One city, connected by design.

A conceptual view of how Stellar technology could link the systems a city runs on — from property records to everyday payments. Illustrative only; no live network data is shown.

Technology

Where Stellar could fit.

The Stellar network is being explored as an optional digital layer alongside traditional USD payments. Possible applications under consideration:

Digital asset records

Tamper-evident records of city-related digital assets, maintained on a public ledger.

Tokenized real-estate concepts

Exploring how property-linked digital instruments could be represented, subject to legal and regulatory review.

Fast international payments

Near-instant, low-cost transfers for residents and businesses with global connections.

Transparent public transactions

Public-facing records for selected city transactions, open to inspection by anyone.

USD interoperability

Everyday life stays on familiar dollar payments; blockchain rails remain optional, never required.

Token ownership does not automatically provide property ownership, equity, residency rights, legal title, or any guaranteed return. All blockchain integrations described here are conceptual and subject to legal, regulatory, and technical review.
